The Process

How DealBridge works in 4 steps

1

We agree on a price

You tell us what you need to net from the sale. We put a purchase agreement in place at that price.

2

We find a cash buyer

Our nationwide network of investors buys homes for cash. We match your property with a ready buyer in days.

3

Contract gets assigned

We transfer — assign — our purchase agreement to the buyer. You never deal with them directly during this step.

4

You sign and close

The buyer closes directly with you at the agreed price. You get your money. We collect our assignment fee from the buyer.

0% agent fees. Ever.

📋

FAQ

Answers to your top questions

It means we sign a purchase agreement with you at a agreed price, then we find a buyer and transfer — "assign" — our rights under that agreement to them. The buyer then closes directly with you at the same price. We never take title to your property. You're selling to the buyer; we're just the middle layer making it happen.

You have an inspection period of 14 business days after signing. During that window you can review the agreement and walk away for any reason. After the inspection period, if we've found a qualified buyer, the deal moves forward — but if we can't find a buyer, the contract simply expires unused and you keep the property.

In practice, our network finds buyers for the vast majority of properties we underwrite. But there is no penalty if the deal doesn't close.

When you list with an agent, you pay a 5–6% commission on the sale price — on a $300,000 home that's $15,000–$18,000 gone before you see a dollar. You also wait 60–90 days for a buyer to get financing approved, and the deal can fall apart during appraisal.

With our model: no commission, no financing contingencies, no appraisal risk. Cash buyers close in 7–14 days. You know your net before you sign anything.

From the day you sign the purchase agreement to the day you close is typically 7 to 14 days. The longest part is finding the buyer — which we handle. After that, it's just coordinating the title company and signing documents. You don't have to do anything except show up to closing.

Nothing. Zero upfront costs. We make money from the assignment fee the buyer pays us — not from you. There are no sign-up fees, no listing fees, no marketing costs. You only pay at closing from your proceeds.

Title and escrow costs are standard and are split between buyer and seller as is typical in Utah. We make sure you see those numbers before you sign so there are no surprises.

You do. We present you with a cash offer based on current market data — comparable sales, ARV (After Repair Value), and repair estimates. You review it and either accept, counter, or decline. We never pressure you into a number that doesn't work for you.

Wholesale offers are typically 70–80% of market value, reflecting the investor-buyer discount and the assignment fee. If that's not enough to meet your needs, you simply don't proceed.

No. Cash buyers — especially investors in the wholesale model — buy properties as-is. That means no repairs, no cleaning, no handling of deferred maintenance. If there's a broken water heater, a damaged roof, or dated interiors, that's the buyer's problem after closing, not yours.

That's actually who we work best with. Properties that are distressed, outdated, in pre-foreclosure, in probate, or have tax issues are exactly the type that cash buyers — our network and the assignment buyer — are actively looking for. These are the deals where wholesale makes the most sense and moves fastest.

Yes, in most cases. If you have a mortgage, we work with your existing lender to pay off the loan at closing from the buyer's funds. We coordinate with the title company to ensure the payoff is handled correctly and you receive any remaining proceeds.

If your mortgage is underwater (you owe more than the property is worth), it's still worth talking to us — we have creative structures for certain situations.

Yes. Wholesale real estate — where an assignee steps into the shoes of the original buyer — is legal in every state including Utah. DealBridge operates in compliance with Utah Code § 61-2-5.5 (the Utah Real Estate Licensing Act). We are not a licensed real estate broker; we do not take commissions, and we do not represent sellers. We are a principal in the transaction.

The assignment model has been used by investors across the US for decades as a legitimate, legal path to closing without listing on the open market.

When we assign the contract to a buyer, that buyer pays us an assignment fee. The fee is typically the difference between our purchase price and the price the end buyer pays — essentially a finder's fee for connecting a motivated seller with a ready cash buyer. This fee comes from the buyer, not from you.

You net the price you agreed to. The assignment fee is between us and our buyer. You never see it deducted from your proceeds.

Every buyer in our network is pre-screened for cash funds. Unlike traditional buyers using financed offers, our investors have cash in hand or hard-money lines secured. The deal falling apart due to financing is exceptionally rare.

If for any reason the deal doesn't close, your original agreement simply expires. You're not locked into anything. You can re-list with us, list with an agent, or simply walk away — no strings attached after the inspection window.
